FIRE BARRIERS - FOR VENTILATED CAVITY CONSTRUCTION

Maintaining an unobstructed ventilated drained cavity behind cladding on multi-unit/multi-storey residential or commercial buildings can be made complicated by inter-storey fire spread requirements (NZBC C/AS2, Cavity Barriers 5.8.5).
Possible solutions are intumescent Ventilated Cavity Fire Barriers, which have recently become more readily available in the marketplace. These exterior Ventilated Cavity Fire Barrier strips comprise a weatherproofed intumescent strip that is usually fixed at the inter-floor level, to the back of the cavity, between the cavity battens, and behind the cladding.
These strips will maintain the open ventilated cavity space until there is a fire, at which point the intumescent material will expand in the heat and seal off the cavity. This restricts the fire and heat spread up the cavity behind the cladding.
