2391 RE-LEVELLING FOUNDATIONS & FLOORS - A NEW GENERIC SECTION

This new Masterspec section 2391 RE-LEVELLING FOUNDATIONS & FLOORS relates to the repair and re-levelling of existing foundations and floors of small buildings, similar in construction to NZS 3604.

The new section has been developed to replace the existing Christchurch earthquake repair sections which have become out of date, and except for relevelling, only used sparsely. The earthquake repair sections were first published in 2012 in response to the Christchurch earthquake. Based on MBIE response documents they were always considered temporary and as the MBIE response has been integrated into mainstream Codes and Standards they are less relevant. However, from our statistics we know there is still a country wide general demand for re-levelling old foundations and floors.

The following sections are deleted from the Masterspec system:
  • 2001CE  RE-LEVELLING EARTHQUAKE DAMAGED FOUNDATIONS & FLOORS
  • 2002CE  REPLACING EARTHQUAKE DAMAGED FOUNDATIONS & SLABS
  • 2003CE  REPAIRING EARTHQUAKE DAMAGED CONCRETE FLOOR SLABS
  • 2004CE  REPAIRING EARTHQUAKE DAMAGED CHIMNEYS
With the current overwhelming demand for house alterations, the first thing that should always be considered is "Do we need to re-level the floor?". The second question might be "Why is the floor not level?". Which leads to investigations of foundation and floor structure condition, which in turn leads to a scope of repair work. The new section 2391 RE-LEVELLING FOUNDATIONS & FLOORS provides the basis for specifying most of this work.

The foundation types being repaired and re-levelled are split into 3 groups;
  • Type A:  Timber pile foundations
  • Type B:  Piles with a concrete perimeter foundation wall
  • Type C:  Concrete slab on grade
With the exception of Type A, this section offers a choice of repair for each group, with repair methods ranging from the use of simple portable jacks to the injection of engineered resin. In each group the perimeter foundations typically carry timber framed walls with lightweight cladding. Other types of foundation outside of the 3 groups and heavyweight cladding would need engineering or specialist advice. Where possible the repairs are to be carried out to NZS 3604, however where this is not possible repairs should at minimum bring the foundation up to the strength and capacity it was prior to damage.

2391 RE-LEVELLING FOUNDATIONS & FLOORS will be available in the Masterspec systems: Standard, Basic, Interiors, Structural & Civil.
