Masterspec Specified: The Clearing House

Located below an urban development, the Clearing House is bounded by mature trees that provide acoustic and visual privacy from the adjacent Ōmokoroa coastal cycleway, with a small stream tracing the site boundary. The architectural massing responds to this context through two distinct programmatic volumes defined by contrasting exterior finishes. The single-storey east wing accommodates the primary social and utility zones, including the kitchen, living room, office, and guest quarters, and is clad entirely in black Shou Sugi Ban charred timber, selected for its weather resistance and low-maintenance longevity. Intersecting this wing is a two-storey private block finished in a crisp white rendered plaster, which houses two master suites, a large ensuite, a dressing room, laundry, and an integrated garage.

Site approach and circulation are governed by a strict geometric axis that bridges the built structure with the natural terrain. Access to the main entry is navigated via an elevated hardwood decked walkway flanked by a custom balustrade.

Internally, the structural and material strategies prioritise thermal efficiency, passive design principles, and seamless MEP integration. The main living pavilion faces east to maximise early morning solar gain while mitigating excessive solar loading during summer afternoons. Continuous light oak timber flooring establishes a uniform spatial datum across the plan, contrasting with the full-height tiling specified in the wet areas. Embedded beneath the oak flooring is an integrated hydronic heating and cooling system that provides active, low-energy climate regulation year-round. Overhead, 2.7-meter ceilings optimise the interior volume for natural daylight distribution while providing the necessary spatial tolerance for ceiling plenums to conceal HVAC and mechanical infrastructure.
